We hire experienced financial professionals to manage incoming rent and security deposits, mortgage payments, receipts, and other important aspects of the financial operations. Many property management services have been mentioned, but here’s a comprehensive list of services that may be included in our partnership:
Evaluate the property: We’ll determine if your current rental rate is accurate, and if it’s not, we’ll work with you to make sure it gets there.
Market the rental property: This is a big one that includes cleaning, improving indoor and outdoor appeal, running both traditional and digital advertisements, meet prospective residents for showings, and provide and collect rental applications.
Screen and select residents: We’ll perform a background check to verify identity, income, credit history, and more. And only then will a resident will be selected. We’ll notify them, as well as those who did not get selected.
Coordinate resident move-in: We’ll handle the lease, move in date, initial inspection, and collect the first months rent and security deposit.
Collect rent: Receive and process rent, follow up with late payments, and enforce late fees when necessary.
Handle legal tasks: This can include resident evictions, legal disputes, or litigation.
Organize and manage financials: A property manager handles accounting, conducts payments on behalf of the landlord, maintains historical records, provdes monthly statements, annual reports and tax documents, and advises on relevant tax deductions.
Property maintenance: Oversees the maintenance team who is responsible for small fixes, long-term renovation projects, manicuring the property grounds, and performing regular inspections of the unit(s). This is especially applicable to apartment property management.
Resident move out: A final inspection will be conducted, and depending on the condition of the apartment home, the balance of the security deposit will be returned to the resident. We may use the remaining deposit funds to perform the necessary repairs or upgrades and finally, the unit will be cleaned, re-keyed, and put back onto the market for rent.
What does a property manager do?
A property manager performs many of the same tasks as a landlord, but does not own the real estate. These managers are normally hired by the landlord. Property management services include collecting rent, handling scheduled maintenance and requests for repairs, filling the units, and so much more. Property managers really are the key to a great, thriving community.
